HOSTRA SDR FREELANCE AGREEMENT

This Sales Development Representative (SDR) Freelance Agreement (“Agreement”) is entered into as of [Effective Date], by and between:

Hostra (“Company”) and (“Contractor”).

1. Role & Scope of Work

The Contractor will serve as a Sales Development Representative (SDR) for Hostra and will be responsible for:

Engaging and converting homeowner leads into active Hostra listings

Calling, texting, and following up with leads provided by Hostra

Explaining Hostra’s value proposition and onboarding process

Moving leads through the pipeline to conversion (listing activation)

Recruiting additional SDRs to expand Hostra’s outreach efforts

Supporting basic onboarding coordination when needed

2. Work Schedule

Contractor is expected to work approximately 5 hours per day, 20 hours per week

Schedule is flexible, but performance is measured based on output (not hours alone)

3. Definition of a Closed Lead

“Closed Lead” is defined as:

A homeowner who completes onboarding and successfully lists their private room or entire property with Hostra.

Only fully activated listings qualify for compensation.

4. Compensation Structure4.1 Base Compensation

Contractor will be paid $20 per hour

Expected workload: 50 hours every 2 weeks

Total compensation: $1,000 every 2 weeks

Payments will be made bi-weekly

5. SDR Recruitment & Expansion

Mike will:

Recruit and onboard additional SDRs under Hostra

Support their ramp-up and productivity

6. Recruited SDR Compensation

Each recruited SDR will receive:

$100 per Closed Lead

Hostra will provide:

A minimum of 50 warm homeowner leads per SDR

Recruited SDRs:

Operate independently under Hostra

Have flexible schedules

Are responsible for managing their assigned leads

7. Performance Bonus (Mike)

Mike will receive a $3,000 performance bonus upon achieving the following:

A total of 100 Closed Leads, collectively generated by:

Mike’s personal efforts, AND

The SDRs recruited by Mike

Conditions:

Only fully completed listings count

Bonus is paid once the 100th qualified listing is confirmed

Must occur within 60 days

8. Lead Ownership & Assignment

All leads provided by Hostra remain the property of Hostra

Leads are assigned for outreach purposes only

Contractor may not reuse, transfer, or solicit leads outside Hostra

9. Independent Contractor Status

Contractor is an independent contractor, not an employee

Contractor is responsible for:

Taxes

Insurance

Tools (phone, internet, etc.)

10. Confidentiality

Contractor agrees to keep confidential:

Lead data and homeowner information

Scripts, pricing, and operational processes

Any internal Hostra business information

11. Non-Circumvention

Contractor agrees:

Not to bypass Hostra to work directly with homeowners introduced through Hostra

Not to redirect leads to competing services

12. Term & Termination

This Agreement begins on [Effective Date]

Either party may terminate at any time with 7 days’ notice

Upon termination:

Contractor is only paid for verified Closed Leads and hours worked prior to termination

13. Performance Expectations

Contractor agrees to:

Maintain consistent follow-up with assigned leads

Update lead statuses accurately

Represent Hostra professionally

Avoid misleading or false claims

14. Entire Agreement

This Agreement represents the full understanding between both parties and supersedes prior discussions.
